Planning & Development

As a New South Wales State Owned Corporation, and as a major land owner of industrial and port related lands, Sydney Ports Corporation performs a number of development approval and review functions. These include:

  1. Permission to Lodge
    Providing Permission to Lodge for developments proposed by tenants / other parties on land owned by Sydney Ports, including exempt and complying development.
  2. Part 5 Application Approval
    Determining a Part 5 Application under the Environmental Planning and Assessment Act 1979 for the development of port facilities by tenants / other parties at Port Botany up to a capital investment value of $30 million dollars.
  3. Harbour Master Approval
    Providing Harbour Master Approval (under the Management of Waters and Waterside Lands Regulations-NSW) for any works which disturb the bed of the port areas of Sydney Harbour or Botany Bay.

Certain minor developments may be exempt or complying development and therefore not require development consent. However, consent from Sydney Ports as the land owner is still required.

If you are proposing to undertake any works on land owned by Sydney Ports, please contact Sydney Ports Property and Asset Management Department in the first instance to discuss your proposal. 

If you are proposing to undertake any works within the port areas of Sydney Harbour or Botany Bay but not on land owned by Sydney Ports, please contact Sydney Ports’ Planning Department in the first instance for advice on the process that applies to your development proposal.
